Low slope Roofing

Modern flat roofing systems engineered for maximum protection on low slope applications. TPO, EPDM, and modified bitumen installed by experienced crews.

Flat Roofing

The Right System for Every Low slope Application

Flat and low slope roofing requires a completely different approach than pitched roofing. Water doesn't shed by gravity alone, it has to drain, and the system has to be completely watertight from day one. One mistake means a leak.

Vantek installs the three most proven flat roofing systems: TPO (Thermoplastic Polyolefin) for energy efficiency and clean modern aesthetics; EPDM (synthetic rubber) for durability and long term value; and modified bitumen for multi-layer redundancy on high-traffic roofs.

Every flat roof installation starts with a proper drainage assessment. We engineer the slope, position the drains correctly, and detail every penetration and edge with precision. Flat roofing done right doesn't leak, ever.

Our Systems

Proven, Watertight, Engineered

TPO Systems

Heat-welded seams, reflective white surface, excellent energy performance. TPO is the most popular flat roofing system for modern homes.

EPDM Systems

Durable synthetic rubber membrane with a 20 to 30 year track record. Cost-effective and proven in the Pacific Northwest climate.

Proper Drainage Design

Drainage is everything on a flat roof. We assess and design slope before any membrane goes down, no ponding water, ever.

Full FAQ
How much does a flat roof cost in the Bellevue area? +
Flat and low-slope roofing in King County typically ranges from $8,000 to $20,000 depending on the square footage, the membrane system selected, and the extent of any substrate repairs needed. TPO and modified bitumen are the most common systems and generally fall in the $8 to $14 per square foot range installed. Premium systems like PVC cost more but offer superior UV resistance and weld strength.
What flat roofing systems do you install? +
We install TPO membrane, modified bitumen, and PVC roofing systems. TPO is the most commonly specified residential flat roofing material in this region due to its balance of cost, durability, and UV resistance. Modified bitumen is a proven system with excellent cold-weather performance. We will recommend the best system for your building type, drainage conditions, and long-term goals.
How long does a flat roof last? +
A properly installed TPO or PVC flat roof will last 20 to 30 years. Modified bitumen typically runs 15 to 20 years. Lifespan is heavily dependent on installation quality, drainage design, and whether the roof receives regular maintenance. Standing water and blocked drains are the most common cause of premature membrane failure.
How do you handle drainage on flat roofs? +
Proper drainage is the most critical element of any flat roof system. We assess existing drain locations, slope, and drainage paths during every estimate. Where drainage is inadequate we can add drains, reposition existing ones, or build in tapering with insulation board to direct water toward the drains efficiently. A flat roof that drains properly will outlast one that does not by a significant margin.
Can a flat roof be repaired rather than fully replaced? +
Flat roof membranes can often be repaired if the damage is localized and the rest of the membrane is in good condition. We will always give you an honest assessment of whether a repair or replacement makes more economic sense. A roof that is approaching the end of its useful life is rarely worth extensive repairs when a full replacement will provide decades of reliable protection.
