The main cost drivers are the tile product selected, roof pitch and complexity, and any structural work required to support the additional weight of tile versus lighter roofing materials.

Concrete tile typically lasts 40 to 50 years. Clay tile can last 50 to 100 years or more. The tile itself rarely fails. The most common points of failure in a tile roof are the underlayment and flashing, which can be replaced at the midpoint of the tile's life without replacing the tiles. This is what makes tile such a strong long-term investment.
Can my home's structure support a tile roof? +
Tile is significantly heavier than asphalt. Concrete tile weighs roughly 9 to 12 pounds per square foot versus 2 to 3 pounds for asphalt shingles. We assess the structural capacity of every home before a tile project to confirm the framing can support the load. In some cases minor reinforcement is required, which we account for in the estimate before any commitment is made.
What happens if an individual tile breaks? +
